What are they? Let us guide you through the process.

The home report came into effect on the 1st of December 2008. From this date, all properties put up for sale within Scotland will have to be marketed with a home report.

The home report comprises of three documents - the energy report, single survey and property questionnaire.

Energy Report (Energy Performance Certificate)

Gives your property an energy efficiency rating and a note of the environmental impact.

Property Questionnaire

The seller must complete this. It contains useful information for a purchaser, their solicitors and surveyors. It ranges from questions such as your council tax band, services (eg Electric, gas, broadband) to boundaries, timber guarantees , parking facilities, factoring arrangements, any local authority notices that affect it and alterations that have been made to the home.). Whilst the seller must complete and sign the property questionnaire, we are here to guide you through the process and assist in any way we can.

Single Survey

This sets out the condition and puts a market and mortgage valuation on the property.

Must I have a Home Report?

Absolutely.

The Trading Standards Office is responsible for ensuring Sellers and their Agents comply with the legislation and have a Home Report in place for properties marketed after 1st December 2008. A penalty fine of £500 may be levied if the seller or selling agent does not comply with the act.

How much does it cost?

The Home Report is instructed through a firm of local Chartered Surveyors and the cost of the report is usually based on the value of your property. We deal direct with the Surveyor to provide cost effective Home Reports and our website can actually host your Home Report online, making it easily accessible at the touch of a button to prospective buyers.
